Redevelopment Background


The existing club facilities at Old Hale Way are old beyond its lifespan. Built in the early 1950s of wooden construction are now well overdue for redevelopment. The existing layout present issues in terms of child welfare and appropriate separation of players from Woman’s, Men’s, Under 18s and football teams.

The club has long recognised the need for improved changing facilities but the existing lease (12 years) has precluded development on the existing pavilion footprint. For this reason the club submitted proposals to construct a satellite changing block in front of the pavilion. However, further discussions with NHDC have resulted in us concluding that a more enduring lease is available and as such a redevelopment programme within the existing pavilion footprint is now possible.

The project is large in scale and we, as a Management Committee, have concluded that the project must be split up into financially realistic phases. Having taken professional advice, we have opted to a four phase project that addresses our most pressing needs while maximising the usable lifespan and utility of the existing pavilion facilities. The entire development, depending on funding, is anticipated to take between 10 and 15 years to complete.

Current Plans

We have developed a redevelopment plan that has secured the approval from a number of key stakeholders, including NHDC, the RFU and Fields In Trust. It is our aim to have new leasing arrangements in place in time to commence construction at the end of the 2013-14 playing season. The four phases of the project are identified below, but are in-effect stand alone phases which could be, if required, completed out of sequence.

Phase 1
This involves the demolition and replacement of the existing 1st XV changing room and the associated rooms adjacent to the main pavilion hall and the area occupied by the external garage. This phase will deliver 5 stand-alone changing rooms (6 on completion of Phase 2) with toilets and shower facilities, along with space for officials changing and storage.

Phase 2
The phase will involve the demolition of the hall, link, existing changing rooms and associated areas. The replacing development will provide an additional 4 stand-alone changing rooms, dedicated officials changing facilities, function room/hall, gym and physiotherapist and storage areas. It is anticipated that this area will provide facility for a new club main entrance and club shop facility.

Phase 3
This area is very much in development. It will involve the demolition of the existing bungalow and associated areas. It is intended that this will provide the club with expansion room for areas such as storage and an alternative gymnasium facility with additonal physio and recovery suite.

Phase 4
The clubhouse refurbishment is likely to be the final phase of the development and will alter the main clubroom and kitchen facilities to ensure they continue to be suitable for future use. Generally, this will involve the replacement of the existing flat roof with a gentle pitched room, insulating and rendering of external walls to improve the efficiency of the building.
